What leasing options are available?

We offer flexible leasing terms. Visit our website to access real-time apartment availability, pricing, and leasing options. 

Do I need a lease guarantor?

​We allow a guarantor for income purposes only.

Do you offer co-living with individual leases?

We do not offer co-living or individual leases (by-the-bed, such as found in student housing) at this time. 

What are your application requirements?

We use a third-party verification process. There are many factors that contribute to the overall scoring process including credit, criminal, and eviction parameters. 

Can I apply online?

Yes! Simply click on the Apply tab to get started with your application. 

When is rent due, is there a grace period, and how do I pay?

Rent is due on the 1st of the month and we do offer a grace period. Rent can be paid online through our Resident Portal.

Are utilities included?

Hot/cold water and sewer are included in the rent. Residents are responsible for all other utilities. 

Is renter's insurance required?

Yes. We require a minimum of $100,000 in limited liability coverage is required. Proof of policy must be provided to the leasing office prior to move in. 

What happens if I need to move out before my lease expires?

A lease break requires a 60-day written notice and two month's liquidated damage equal to your rent. 

Can the apartment be sublet or listed on Airbnb or VRBO?

No, we do not allow subleasing or listing on a short-term rental service like Airbnb or VRBO. 

What are the occupancy limits?

​Maximum occupancy is two residents per studio, two residents per one bedroom, two residents non-familial status per two-bedroom, or four residents of familial status per two-bedroom, and three residents of non-familial status per three-bedroom or six residents of familial status per three-bedroom.

Do I have to pay first & last month's rent? Is there a security deposit and is any of it refundable?

We do charge the first month's rent before move-in, however, we do not charge last month's rent. There is a $1,000 security deposit. If the application(s) are not approved we cancel the deposit. A 48-hour notice of cancellation from the date of application approval must be given by the applicant or the entire security deposit will be forfeited as liquidated damages Cancellation notice must be in writing. The security deposit will be refunded at the end of your lease provided there are no damages. *Amounts and terms are subject to change.

What are hours of the leasing office?

The leasing office is open Monday-Friday from 9:00 AM to 6:00 PM, and Saturday from10:00AM to 4:00 PM. 

What are the hours for the clubhouse?

The clubhouse is open, daily, from 8:00 AM to 9:00 PM, so come on over! 

What are the hours for the fitness center?

The fitness center is open from 5:00 AM to 9:00 PM — head on over for a workout!

What are the hours for the pool?

The pool is open from 8:00 AM to 8:00 PM, daily. 

What are the hours for the laundry facilities?

Our five laundry facilities are open from 8:00 AM to 8:00 PM for your convenience. 

Do you offer valet trash service and/or recycling?

We currently do not offer these services at Foreside Estates. 

Do you have internet/cable service available? If so who is the provider? Is there a separate charge?

Apartments are cable-ready. Spectrum is available. Residents are responsible for cable/internet of their choosing. 

Do you have package lockers? How do I get my packages?

We do not have package lockers. Packages can be delivered to the apartment home or the leasing office. 

Is additional storage available?

Unfortunately, we do not have additional storage available for our residents. 

Do you have bicycle racks?

Yes, we do! Get ready to ride. 

Do you have BBQ grills available for residents?

Unfortunately, we do not, but there are plenty of parks in the city where you can grill. 

Are concierge services available?

We do not offer concierge services at this time. 

How do I reserve community amenities?

You can reserve amenities through our online Resident Portal or you can call the leasing office. 

Are there washers and dryers in the apartments?

​Washers/dryers allowed in townhomes (Ellsworths floor plan).  Laundry rooms are available for all residents with multiple washers and dryers. 

What kind of appliances are in the kitchens?

Kitchens are equipped with a dishwasher, refrigerator, and electric stove/oven. Sinks have disposals, and some apartments have microwaves. 

Is there a bathtub or just a shower? Are they together or separate?

Apartments have a bath, but not a separate shower. 

Do apartments have built-in USB outlets?

No, not at this time. 

Have there been any renovations?

We work hard to have pleasant apartments. We do periodic upgrades and paint updates. 

Is there AC?

Yes, our apartments do have air conditioning. 

I have a noise complaint. Who do I contact?

Contact the leasing office for help with resolving noise issues. 

What is the smoking policy?

Our community is transitioning to be smoke-free, no designated smoking areas. 

Do you allow pets?

​Yes, we are a pet-friendly community. Our pet policy: A maximum of 2 pets per apartment permitted - 2 indoor cats or 1 dog and 1 cat. One dog and 1 cat is $100.00 per month, 1 cat is $25 per month, 2 cats $50.00 per month, and 1 dog is $75.00 per month. Additional restrictions apply and will be explained during the leasing process. Breed restrictions apply. There is a maximum of one dog per apartment home. This policy is subject to change without notice. *Fees subject to change.

What if I need maintenance or emergency maintenance?

Contact the leasing office; after-hour calls will be transferred to our off-site leasing center. 

What is the parking policy? What about guest parking? What about snow removal?

We provide ample outdoor parking, with covered carports for every apartment. Guest are welcome to park in non-carport spots. We have contracted for shoveling and snow-blowing service, so that's taken care of for you. 

Are there building quiet hours?

Yes, we have quiet hours beginning at 9:00 PM. Please be considerate of your neighbors. 

What decorations or changes to the apartment are prohibited?

We ask that you do not drill holes in the ceiling or floors. The apartment will need to be returned to its original state at move out. 

Are there fees for using the communal spaces?

You can rent the community room for $200. Contact the leasing office for details. *Pricing subject to change. 

Are there restrictions for what can be put on balconies or patios?

​Plants. Gas grills are allowed on the patio of townhomes. 

Is there public transportation nearby? What stop is closest?

Yes, at the end of Clearwater Drive, the  Route 7 schedule. 

Are you near any transportation routes? Which ones?

The Greater Portland Metro is accessible to our community. 

What schools serve the Foreside Estates Community?

Students attend ​Falmouth Elementary, Falmouth Middle School, and Falmouth High School. 

How much traffic is there in the area? Are there any times during day/night that it is heavy?

We are in a great location with light traffic.
