We do not. All residents over the age of 18 listed on the application will be responsible for the lease.

Do I have to pay first & last month's rent?
Move-in prior to the 15th and only that month's prorate is due, move-in after the 15th it's the prorate for that month and all of the following. We do not require last month's rent.
When is rent due and how can I pay my rent? What forms of payment are acceptable?
Online payments can be echeck or credit card, money order or personal check
Is there a late fee for overdue payments? Is there a grace period?
Rent can be paid 1-10th, 14 day NTQ issued if unpaid on the 10th, late fees assessed on the 15th
Are utilities included?
Hot/cold water, sewer, trash, included. Residents pay natural gas heat, electricity, int/cable.
Is renter's insurance required?
Yes, $100,000+ liability coverage required

What happens if I need to move out before my lease expires?

Nothing can be hung from the ceilings, if residents chose to paint they need to paint the apartment back to the original color.

Yes, you will automatically be sent a renewal 60-90 days before your lease end date. Contact the leasing office for any questions.

Am I able to transfer from my current apartment to a new apartment or building?
We do allow transfers please contact the leaseing office for more information.
How do I put in a maintenance request? How long does it take for maintenance to respond to a request?
You can place a mainteance request right from your resident portal. Maintenace requests will typically have a 24-48 hour turn around.
What is the emergency maintenance number?

What constitutes an emergency maintenance request?
An emergency maintenance request is anything that requires immediate attention. Examples for emergencies would be water or gas leaks, fire, heat outages in the winter or building structural issues. For any questions regarding maintenance emergencies please contact the leasing office for clarification.
How do I enter a maintenance request online?
On the resident portal, click "My Apartment" then maintenance. You will then click request maintenance and describe the issue you are experiencing.

What can and cannot go down the garbage disposal?
Small food scraps, soft non fibrous foods, ice cubes and (rinds in moderation) CAN go down the disposal. Please refrain from putting hard items, fibrous and/or starchy foods, non-food items along with grease, oil or fats as these can clog the pipes. Please feel free to call our Leasing Office should you have any questions.
